Abstract
This study was designed to develop a Building Management Information System. It focused on the following objectives: A computer energy monitoring system which the management can view their power meter usage, a Registration Module that can capture the information and store data for future management use, a Billing Module that can compute for the power consumption of and other charges each tenant, a Payment Module that can process all the payment transaction of the tenants, a Report Generation Module that can process all the transaction of each tenants and management that can generate summary report, and Account Monitoring Module that can account all the payment of the management and tenants regarding rentals, maintenance, utilities, salaries, power, and water consumptions.
The Methodology used for the development of the system was Prototyping Model which has the following phases: Planning, Prototyping, Design, Implementing, Testing, and Maintenance. The medium used to develop, test, and debug the system was Microsoft Visual Studio 2010 and Microsoft SQL Management Studio 2008. The hardware was tested by using multi-meter to check the circuit condition and by using Al App to check the connection between the device and computer if it can receive data from power meter.
The result of this proposed Building Management Information System would innovate the traditional way of processing tenant transactions to the management or vice versa, and have the following useful features: a login for security by means of username and password, a building initialization which allows the management to define building details.
In addition, add room and update rate as part of updating building details, unit reservation as part of registration, a device that is used to gather data from sub-meter and store it in computer which can be viewed in control center, a maintenance form for recording maintenance details, a billing form for creating bills, and a payment form for creating receipt.
Lastly, an account monitoring for generating income report, a leaving tenant form for leaving tenants, a report generation for printing and viewing specific transaction, and tenant monitoring form for viewing tenant details and transaction history.
